Major Houston Retail/Office Adaptive Re-Use Building

The East Village build involved the adaptive re-use of a commercial warehouse space, remodeling it’s 66,000 square feet and three buildings into a diverse mixed-use office and retail facility. We utilized elevated sidewalks to bring dining and customer areas to the same elevation as the dock-high warehouse. In our work with the local TIRZ to bring this walkable urban retail setting into the right-of way, we helped transform the landscape of the neighborhood. The installation of all new electric and wet utilities was also required to allow the many bars, restaurants and offices that took occupancy in the space shortly after.

Last year, we were honored to have the East Village project nominated for a ULI Award. The redevelopment project in East Downtown, Houston, TX, created a unique urban district in the rapidly evolving art and entertainment neighborhood. This project tremendously enhanced the neighborhood experience, providing an oasis for downtown workers, local residents, and visitors. It is walkable to some of Houston’s finest public venues such as Discovery Green, George R. Brown Convention Center, Toyota Center, MinuteMaid Park, and BBVA Compass Stadium. The build outperformed developer expectations and has been welcomed by East Downtown and the Houston community as a beautiful, urban, and renewed space.
